| 摘 要： | 从区域的角度分析北美洲、欧洲和东亚的城市轨道交通与房地产价值的相关研究成果,论述轨道交通所带来的巨大的经济、社会和环境效应.国外关于城市轨道交通对商业物业价值的研究较少,这是值得开辟的研究视角;城市轨道交通对房地产价值的影响具有区域性和时效性;对城市轨道交通与房地产价值的研究非常强调定性与定量的结合.这些成果对我国关于城市轨道交通对房地产价值影响研究具有一定的借鉴意义.

| Abstract: | Urban rail transit is closely related to the property values with obvious external effects: it may increase the value of lands along the railway, and further impact the values of residential and business properties. Foreign research on relationship between urban rail transit and property values from different regions in North America, Europe and East Asia are presented. Firstly, there are few studies of commercial property values and it may be a new direction to analyze. Secondly, the urban rail transit's influence on property values concentrates on the temporal and spatial variation. Thirdly, qualitative and quantitative analysis methodology is important in the research. The foreign research achievements may help to improve the domestic research subject to urban rail transit's impacts on property values. It can be applied in our urban rail transit planning, operation, and management. |
