摘    要:提出了拟稳基准建立房地产价格体系的新方法,并利用K均值聚类建立拟稳基准。结果表明,新方法能保持原有价格体系中存在的个别差异情况,具有比重心基准更好的适用性。

Abstract:This paper proposed a new method to establish the real estate price system based on quasi-stable datum. And the K-means clustering is adopted to build the quasi-stable datum. The results suggest that the special individuals case in the origi- nal price system can be remain by using the new mothod, and it ' s more feasibility than the gravity datum model.
