基于特征价格模型的农村土地征收价格影响因素研究

摘    要:在分析我国农村土地征收市场现状和农村土地征收价格影响因素的基础上,以天津市环城3个近郊区为例,收集市场案例256宗,选择影响因素13个,采用SPSS12.0进行多元回归,构建了两种形式的特征价格模型,重点分析了影响因素对价格的作用机制。

Abstract:Firstly the rural land market and the influence factors of rural land price for compulsory acquisition in China are analyzed;then an example of the urban fringe in Tianjin involving three counties is given.For study area,256 transaction price data of land compulsory acquisition are collected and 13 impact factors are selected to construct two functional hedonic price models,linear and semi-log models,by SPSS12.0;then how the factors to affect the rural land price for compulsory acquisition is analyzed.The study demonstrates that in the market economy the level of economy and location are important factors for rural land price for compulsory acquisition,instead of the production value of land and per-capita amount of farmland,which has represented the value of land asset.
