基于互联网房产数据的住宅容积率多尺度时空特征——以广州市为例

基于网络爬虫技术获取房产时空数据,结合时间序列和空间自相关分析方法,在“小区—街道—区级”多尺度上探索广州市住宅容积率时空模式与演化规律。结果表明：① 近三十年广州市居住空间呈现中心城区集聚开发—向南、北方向近郊区拓展—往南、北、东方向远郊区外扩的演变过程,容积率呈现波动式增长态势。② 随着房地产的快速发展,住宅容积率逐渐呈现显著的空间自相关特征,体现了住宅开发与规划有序性的提高。③ 区级尺度上容积率呈现较强的自相关性,越秀区与天河区为HH集聚区,从化区为LL集聚区。街道尺度上容积率呈现出显著的空间不均衡性,区位交通条件较好的街道成为容积率HH集聚区,而LL集聚区主要分布于生态旅游重镇。     

Ornamental plants and the production of nature(s) in the Spanish real estate boom and bust: the case of Alicante

The Spanish real estate boom and bust of the 2000s caused immense economic, social, and environmental changes across the country. Massive urbanization, however, does not necessarily entail the end of nature and natural processes, instead marking a radical transformation of environments and societies. Through a political ecology approach, we analyze how ornamental species have become a fundamental part of new natures induced by urbanization in the Spanish province of Alicante. We connect the economic and ecological characteristics of ornamental plants like the palm tree to urbanization and real estate trends in Alicante. Our evidence indicates that, in Alicante, economic recession and environmental crises (manifested in the pests affecting palm trees) have mutually reinforced one other, creating a new geography of ecological desolation in many areas.     

基于神经网络的房地产估价研究

根据房地产估价的特点将人工神经网络引入到房地产价格评估领域,创建了基于神经网络的房地产估价模型,在对训练样本验证结果分析的基础上,对两种神经网络估价模型进行了对比分析,指出了两种网络各自的优缺点以及改进措施。     

The price for subway access: spatial econometric modelling of office rental rates in London

ABSTRACT

The relative location of commercial properties as the distance to the metro station as well as its absolute location as the address in the Central Business District (CBD) is expected to influence its valuation. We apply the advanced spatial econometric methodology, based on micro geo-located data, to the office rental transaction data from London in 2015. We use different spatial information on the local and global neighbourhood in order to estimate the spatial hedonic valuation model and test the strength of spatial spillovers and location effects on office fees. For offices in London in 2015, geographical factors may raise the price by 50%, as every next 100 m to the metro cost an additional 0.7 ? per ft² per year and the CBD location raises the cost for ca. 20 ? per ft² per year.     

Political Ecologies of Gentrification

This article explores the possibilities for a political ecology of gentrification. Gentrification research, while firmly rooted in materialist social science, has not yet broadened its interests to consider ecological aspects of, or the role in gentrification of, discourses, social movements, and state policies of the environment. Understanding the political ecologies of gentrification involves recognizing the ways in which material relations and uneven resource consumption, concepts of nature, and the politics of urban environmental management affect gentrification processes. By synthesizing diverse literatures in urban studies, political ecology, urban environmental governance, consumption studies, and gentrification, this study argues that Vancouver, British Columbia represents a well-developed urban crucible for the new political ecologies of gentrification in North America. New developments in Vancouver increasingly contribute to gentrification using languages of sustainability and green consumption in a process of ecological gentrification.     

3S技术在建立苏州房地产市场价格评估应用系统中的应用

随着房地产市场开发程度的不断提高,房地产市场价格评估行为在城市经济发展中的作用日显重要,如何应用各种先进的技术手段作为房地产市场价格评估体系的技术支撑和评估依据摆在每个房地产价格评估从业人员的面前.本文就利用GPS GIS RS及数据库技术,就建立苏州房地产市场价格评估应用系统进行了有建设性的尝试.     

反射率因子和径向速度共同约束反演多普勒雷达风场

多普勒雷达可以提供降水回波区的风场信息。为了充分运用雷达资料分析中小尺度天气过程,本文假设反射率因子在短时间内的运动满足拉格朗日守恒,提出了采用连续两次的反射率因子回波和径向速度数据共同约束的方法来反演风场,在反演过程中避免了对径向速度的分布进行假设。针对连续两个时次之间反射率回波运动中产生的不同程度的误差做了模拟风场试验,结果表明,当回波运动随机误差不超过40%时,反演结果较为可靠。另外,本文还利用此风场反演方法进行两次中尺度天气过程的实例分析。结果表明,该方法反演的风场与实际风场结构相符,具有一定的应用价值。     

Near real-time high-resolution airborne camera,AEROCam, for precision agriculture

Precision agriculture often relies on high-resolution imagery to delineate the variability within a field. Airborne Environmental Research Observational Camera (AEROCam) was designed to meet the needs of agriculture producers, ranchers, and researchers, who require high-resolution imagery in a near real-time environment for rapid decision support. AEROCam was developed and operated through a unique collaboration between several departments at the University of North Dakota, including the Upper Midwest Aerospace Consortium (UMAC), the School of Engineering and Mines, and flight operations at the John D. Odegard School of Aerospace Sciences. AEROCam consists of a Redlake MS4100 area-scan multi-spectral digital camera that features a 1920 × 1080 CCD array (7.4-μm detector) with 8-bit quantization. When operated at ～2 km above ground level, multispectral images with four bands in the visible and near infrared have a ground sample distance of 1 m with a horizontal extent of just over 1.6 km. Depending on the applications, flying at different altitudes can adjust the spatial resolution from 0.25 to 2 m. Rigorous spectral and radiometric calibrations allow AEROCam to be used in a variety of applications, qualitative and quantitative. Equipped with an inertial measurement unit (IMU) system, the images acquired can be geo-referenced automatically and delivered to end users near real time through our Digital Northern Great Plains system (DNGP). The images are also available to zone mapping application for precision farming (ZoneMAP), an online decision support tool for creating management zones from remote sensing imagery and data from other sources. Operational since 2004, AEROCam has flown over 250 sorties and delivered over 150,000 images to the users in the Northern Great Plains region, resulting in numerous applications in precision agriculture and resource management.     

基于AutoCAD的房产基础测绘成图软件设计与实现

房产基础测绘为城市房产管理提供最基础的地理信息数据。为满足单位开展房产基础测绘工作的需要,针对房产基础测绘的规范要求,设计实现了一套以AutoCAD为开发平台的房产基础测绘成图软件。该文重点介绍了软件开发过程中的绘图菜单设计、图形图例符号绘制及相应的绘图程序开发工作。     

基于IRCGA优化的GM(1,1)变形预测方法与应用研究

阐述了引入时间距离权的传统GM(1,1)模型的建模过程以及灰色模型等级的判断方法,深入分析了白化背景参数λ取值对建模精度的影响;同时针对传统λ取值的缺陷,提出使用基于实数编码的改进遗传算法(IRCGA)对其进行优化处理,并用多个工程实例分析验证了优化后的GM(1,1)模型相对传统的灰色模型及其优化模型拟合效果更好,更加贴近真实数据序列。
