基于MicroStation的地籍测量系统的设计与实现

本文从地籍工作的特点入手,根据用户的需求,对地籍测量系统的基本功能进行了总体设计,然后基于Microstation平台,采用VisualBasic6.0为编程实现语言,对地籍测量系统的功能进行了详细设计与开发。系统不仅能满足地籍测量自动化,管理信息化的要求,而且具有土地登记、土地面积自动量算、土地统计、信息查询、成果输出等功能,在实践中得到较好的应用。     

商品住宅价格空间溢出效应测度及其影响因素分析——来自长三角地区的证据

商品房价格的空间溢出效应是当前学界探讨的重要议题,但鲜有研究基于区域视角测度并对比不同商品房价格空间溢出效应的差异。本文以长三角地区为例,基于GIS的空间计量模型尝试测度商品房价格的空间溢出效应,并进一步对比分析三种商品住宅（新住宅、二手住宅和租赁住宅）价格的空间溢出效应及其影响因素。结果表明（：1）上海、杭州和南京三个城市的商品住宅价格明显高于其他城市,说明其价格与城市的经济（行政）等级密不可分（;2）三种住宅价格均表现为由上海向内陆区域依次降低的空间规律,具有明显的空间等级性（;3）新住宅、二手住宅和租赁住宅价格的空间溢出效应依次减弱,但新住宅和二手住宅价格的溢出效应差别不大（;4）上海、苏州、南通和嘉兴四个城市处于高房价集聚区,该区域商品房价格与周边城市的商品住宅价格存在显著的空间溢出关系（;5）经济基础、消费需求和社会资源对三种商品住宅价格的空间溢出均具有显著的促进作用。     

基于户籍比较的特大城市住宅价格时空分异研究——以长沙市为例

为揭示中国特大城市住房市场中,不同购房群体在住房价格空间特征上的差异,论文对购房人群的户籍归属地进行划分,以“本地—外来”的视角分别刻画了长沙本地与外来(长沙户籍与非长沙户籍)2类购房者房价格局的时空演进。采取动态空间滞后特征模型(STAR-Hedonic)分析了区位、景观、邻里等因素对2类购房者房价的影响。研究发现：(1)长沙外来购房者房价梯度下降更快,空间更平滑。(2)长沙房价空间一江两岸双中心的总体格局逐步成型。传统CBD五一广场对城市房价的重要性在下降,但是对本地人房价梯度和价格弹性程度维持较高水平,副中心梅溪湖新城对外来人群房价的影响因子的提升幅度更大。(3)外来购房者对住宅品质和邻近配套有更高的支付倾向。(4)楼市的繁荣期和调控期,周边交易价格对2类购房者的影响程度不同。论文从功能需求、主观因素、政策区别和经济动机4个方面探究了2类购房者房价空间分异的成因。在“房住不炒”背景下,关注不同人群房价空间演进和影响因素的变化趋势,有助于特大城市房地产市场“精准调控”的实施。     

基于遥感解译的中国农房空间分布特征分析

中国农房分布研究是乡村振兴的基础性工作之一。本文利用Mask R-CNN深度学习框架,采用亚米级遥感影像,基于中国各省农房的人文地理特征,分省训练出适用于本地的农房遥感解译模型,共识别1484个县的1.54亿栋农房,总建筑面积达298.2亿m²,创建出以单体农房为基础的多尺度中国农房数据库。本文分别以县域、镇域和聚落为单元进行农房密度分析：县域单元的农房密度呈现“东密西疏”的分布特征,与胡焕庸线揭示的人口分布格局相符;镇域单元的农房密度沿三大地形阶梯自西向东递增,分布从集中走向平均,与农业区划的农业生产力、地形地貌特征高度耦合;聚落单元的农房分布则呈现“南密北疏”特征形态,与气候条件、地形地貌、人均耕地等相关联。中国农房数据库的建设将为“可计算的”乡村研究奠定基础。     

北京市住宅价格的影响因素和轨道交通效应

以北京住宅楼盘样本为例,定性总结了轨道交通对住宅价格的明显增值效应以及距离衰减规律,并且明确了空间影响的距离参数。住宅价格随距离轨道交通站点的远近而变化,最高值出现在离最近轨道交通站点300~600 m之间。从建筑结构、地理区位和邻里环境三方面选取23个变量,采用特征价格模型定量分析了不同因素对住宅价格的空间影响效应和规律。其中,11个变量对住宅价格都有一定影响,建筑面积、混合住宅、精装和容积率以及至高速公路、工业区和公园的距离与价格正相关;至天安门和商业设施距离与价格负相关。住宅价格的轨道交通效应凸显,影响程度高于距天安门和高速公路的距离,已建地铁比在建地铁影响程度高。至已建和在建地铁站距离每减少1 km,价格分别平均上升1 313元/m2和502元/m2。     

中国城市居民住房来源构成与省际差异——基于“五普”与“六普”数据的分析

2000年到2010年十年间,随着中国城市住房改革的深入和住房市场的快速发展,城市居民住房来源结构也发生了较大变化。本文综合不同视角对当前中国城市居民住房来源体系进行了梳理,选取购买商品房、购买经济适用房、租赁住房和自建住房4种类型,以第五次人口普查和第六次人口普查的数据为基础,分析了中国31个省(市、区)城市居民住房来源的构成、变化和省际差异特征,并通过构建神经网络对省际差异的影响因素进行分析。最后得出结论并对未来城市居民住房结构的变化进行展望。     

基于住宅价格的北京城市空间结构研究

城市空间结构是城市地理研究的核心重点之一.近年来,城市住宅价格快速增长,一方面导致城市空间结构出现了一些新的特征和问题,另一方面住宅价格也可敏锐地反映出城市空间结构的演变.因此,本文从住宅价格的角度对北京市城市空间结构进行了探讨.利用北京市2005年和2012年二手房市场住宅的空间数据,通过GIS空间分析、空间自相关分析和Hedonic回归分析等方法,对住宅价格时空格局及影响因素进行了分析,并在此基础上从住宅价格的角度探讨了城市空间结构的优化调整问题.北京市住宅价格存在蔓延式增长、空间差异明显及空间自相关性高等特点,其主要的影响因素包括区位条件、交通便利度、周围环境、基础设施、物业等级等.基于住宅价格得出北京市空间结构的主要特征为:①已形成了多中心的城市空间结构格局.除市中心外,还有亚奥地区、万柳一香山地区、中关村地区、复兴门地区、CBD等次中心,空间扩张仍呈现“摊大饼”的发展模式;②社会空间分异现象有所缓解,但仍存在明显的居住隔离.金融街、月坛等街道是房价高值集聚区,易形成“富人区”,而南六环尤其是房山则易形成“穷人区”;③交通条件和周围硬件环境等基础设施对城市空间结构有一定的调整作用,但调整的效果并不理想.     

Geostatistical mapping of real estate prices: an empirical comparison of kriging and cokriging

Small-sized housing samples and price predictions at nonobserved locations require geostatistical approaches, particularly the kriging estimator. Nevertheless, geostatistics has thus far received little attention in real estate economics. The article’s objective is to empirically compare the prediction accuracy of univariate kriging variants, namely detrended kriging (DK) and universal kriging (UK), and multivariate extensions, including detrended cokriging (DCK) and universal cokriging (UCK). Both latter methods consider structural and neighborhood characteristics as auxiliary variables. While the price surfaces of DK and UK show nearly identical cross-validated accuracies, the cross-validation-based prediction accuracy of DCK and UCK differ in favor of the latter. If real estate agencies are faced with a univariate sample of property prices, either DK or UK can be used, while in the multivariate case, UCK is recommended, although numerically more complex.
