Job-Rich but Housing-Poor: The Dilemma of a Western Amenity Town*

Sedona, Arizona, an amenity town that trades on intangible quality-of-life attributes like spectacular scenery, the arts, and its nonmetropolitan location, has a conflict between low-wage employment catering to its tourist sector and expensive housing for its affluent residents. Many of those who work in Sedona do not live in the community. This study, based on a survey of 286 employees, shows that workers who live in Sedona do not have incomes that are significantly higher than commuters from the outside, but they live in housing that is almost twice as expensive. Employees who live in Sedona pay dearly for housing in order to be near jobs, natural beauty, and the cultural ambience of an amenity town. Commuters, on the other hand, incur high travel costs but enjoy cheaper housing and the lifestyle of small towns and rural areas. The emergence of amenity environments and long-distance commuting in Sedona is symbolic of the increased differentiation of nonmetropolitan landscapes.     

The unauthorized city: Late colonial Lusaka and postcolonial geography

This paper uses a case study of Lusaka, Zambia, to interrogate several aspects of the literature on postcolonial geography. I deploy two concepts from African postcolonial studies – the idea of exclusionary democracy and the concept of the domestication of difference – and assess the continuity in their applicability to Lusaka. More specifically, I examine the contention that both the political and the planning dynamics of the last years of colonialism are foundational to state–society relationships in contemporary Lusaka. Distinguishing two spheres for in-depth discussion – urban government and housing policy – I concentrate on the final years of colonialism, moving through to the contemporary setting, to examine if the roots still show for the processes creating exclusionary democracy and domesticating difference. I also examine the ambivalent and incomplete character of those processes. I close with an assessment of the broader meaning inherent in understanding Lusaka in postcolonial terms.

土地和海洋是国家的疆域,而土地作为人类生存、居住和从事社会活动的主要场所地位显得尤为重要.土地管理是涉及发展改革、农业、国土、房管、住房城乡建设等多部门的综合业务管理.因土地管理涉及部门较多,土地的使用和流转复杂、管理困难,给我国行政管理部门的工作带来了一定的困难,本文旨在介绍以宗地为基础单元的土地及土地商品属性的全流程业务成果管理的技术研究及应用情况,并将三维技术应用了地楼房管理中,达到了三维地楼房的直观立体化展示效果.     

What is the Meaning of ‘Social Mix’? Shifting perspectives in planning and implementing public housing estate redevelopment

This paper unravels a variety of perspectives about the concept of social mix, drawing on a case study of the implementation of a redevelopment project in Melbourne. The first part provides a theoretical overview of two internationally predominant academic debates around policy interpretations of this concept, namely social mix as a means for promotion of social inclusion; and as a state-led form of gentrification. These two arguments are usually presented as one, with social inclusion and reductions of concentrations of disadvantage one side of the ‘social mix policy’ coin, and state-led gentrification the other. This paper contributes to the national and international literature on public housing estate regeneration and social mix policies through exploring the question of whether these two ideas about social mix were shared by different stakeholders as the ‘messy’ process of redevelopment unfurled. Interviews were conducted with public tenants, homeowners and homebuyers, private renters and local service providers at the Carlton Housing Estate to explore the diverse perspectives of various stakeholder groups as estate design and implementation shifted. The study identified that as a result of the global financial crisis and the developers exerting pressure on government there was a gradual move away from perceiving social mix as a policy tool for encouraging social inclusion at Carlton, between public housing tenants and private residents, towards a different form of social mix and inclusion. Contrary to intentions, the revised form of social mix at Carlton was perceived as a means to harness market capital and attract higher income residents to the inner city.     

It's good to talk: performing and recording the telephone interview

This paper explores the transition of talk to text in the process of performing and recording semi-structured interviews over the telephone. In particular, it considers the ways respondents and the materials enjoined in the process of interviewing exceed their role in the research process. Drawing on my experience of conducting telephone interviews in the UK, I position the interview as an uncertain encounter: one framed by earlier narrations as much as the aims and objectives of the research project; and an orientation towards 'talk' as much as the reduction of performance to text. Far from losing track of these uncertainties I argue that tape-recorders are well equipped to document these in/audible realms.     

转型期广州市居住迁移的分阶段比较

将住房制度改革划分为起步、房改售房和住房市场化3个阶段,利用大规模的入户调查资料,分析不同阶段城市居民的居住迁移影响因素差异.研究发现,住房制度改革以来广州市年均居住迁移率呈波动上升趋势,1998年货币分房政策的实施引发大规模的居住迁移,导致城市空间大规模重构;利用事件史分析方法分析发现家庭生命周期、工作单位变动、住房产权和住房性质选择等都显著影响居住迁移,但不同阶段其作用机制和影响程度存在明显差异.起步阶段的居住迁移仍是制度安排下的被动迁移;市场化阶段的居住迁移自发性增强;房改售房阶段两种体制并存,居住迁移行为相对更复杂.随着住房市场化程度的进一步增强,家庭生命周期因素和社会经济地位的变化对居住迁移的影响将会增强.     

上海市住房价格梯度及其影响因素分析

选择从上海市中心区至宝山区的一条南北向区段,通过采集沿线内环以内、内环和中环之间、中环和外环之间以及外环以外四个区间内二手房、新房的价格样本,分析其价格梯度差,发现二手房价格一般要高于新房价格,但其价格递减速度比新房更快。根据实际情况,提取繁华程度、市场供求比例、地理区位、交通条件、人口状况、基础设施、环境质量七个影响住房价格的主要因子,运用多元回归分析方法对样本区域的房地产价格进行分析,得出了多元线性回归方程,并进行了回归分析效果检验;最后分别运用偏相关系数分析法和单项因子权重度量法来估算各因子的影响程度。结果表明,二手房市场和新房市场具有明显差异,市场供求是影响二手房价格的最主要因子,而环境质量则是影响新开楼盘价格的首要因子;繁华程度和交通条件的重要影响作用在本次回归模型中没有得到验证。     

中国农村宅基地转型的理论与证实

土地利用转型是土地利用变化的表现形式之一,也是由IGBP和IHDP联合发起的全球土地研究计划 (GLP) 的重要研究内容。目前土地利用/覆被变化 (LUCC) 研究仍然有待进一步理论化,在学科综合与集成基础上提出的假设对土地变化科学显得尤为重要。土地利用转型研究需要寻求一种综合的方法,来对社会和环境变化的时间尺度和历史背景进行整合。通过分析特定时期内中国农村建房的影响因素及相应的管理政策,在了解中国农村建房发展过程的基础上,提出了中国农村宅基地转型趋势的理论假设：随着社会经济的发展,农村宅基地在增加的建设用地总量中所占比例将由高逐渐降低,直到这一比例趋向于一个固定值。最后运用长江沿线样带农村宅基地转型研究结果验证了该理论假设。     

城市居住小区环境归属感评价——以大连市为例

研究居民对居住小区环境归属感,进行定量评价并揭示其规律,可为指导城市小区规划设计提供依据。本文以调查问卷的形式,对大连市的居住小区进行调查,充分考虑评价因子的代表性和多层次性的特点,选取5项一级指标和25个单项指标建立评价指标体系;采用层次分析法与地理信息系统软件Surfer 8.0相结合的方法,对大连市居住小区归属感进行初步评价。研究结果表明:影响居住小区归属感的主要因子有舒适感、识别感、安全感、交流感、成就感;大连市居住小区归属感的整体评价较好,市内四区存在差异;归属感的高值区域分布在生态环境风景区、商务活动中心、靠近海岸线的地方及交通便利的地方。
