The neighborhood effects of foreclosure   总被引:1,自引:0,他引:1  
Neighborhood quality is an important attribute of housing yet its value is rarely known to researchers. We argue that changes in nearby foreclosures reveal changes in neighborhood quality. Thus estimates of the hedonic price of nearby foreclosures provide a glimpse of values that people hold for local neighborhood quality. The empirical models include controls for both spatial dependence in housing prices and in the errors. The estimates indicate that nearby foreclosures produce externalities that are capitalized into home prices—an additional foreclosure within 250 feet of a sale negatively impacts selling price by approximately $1,666, ceteris paribus.  相似文献

This paper introduces household-level data into hedonic models in order to measure the heterogeneity of implicit prices regarding household type, age, educational attainment, income, and the previous tenure status of the buyers. Two methods are used for this purpose: a first series of models uses expansion terms, whereas a second series applies Geographically Weighted Regressions. Both methods yield conclusive results, showing that the marginal value given to certain property specifics and location attributes do vary regarding the characteristics of the buyer’s household. Particularly, major findings concern the significant effect of income on the location rent as well as the premium paid by highly-educated households in order to fulfil social homogeneity.  相似文献

Area-to-point Kriging in spatial hedonic pricing models   总被引:4,自引:1,他引:3  
This paper proposes a geostatistical hedonic price model in which the effects of location on house values are explicitly modeled. The proposed geostatistical approach, namely area-to-point Kriging with External Drift (A2PKED), can take into account spatial dependence and spatial heteroskedasticity, if they exist. Furthermore, this approach has significant implications in situations where exhaustive area-averaged housing price data are available in addition to a subset of individual housing price data. In the case study, we demonstrate that A2PKED substantially improves the quality of predictions using apartment sale transaction records that occurred in Seoul, South Korea, during 2003. The improvement is illustrated via a comparative analysis, where predicted values obtained from different models, including two traditional regression-based hedonic models and a point-support geostatistical model, are compared to those obtained from the A2PKED model.  相似文献

Learning knowledge graph (KG) embeddings is an emerging technique for a variety of downstream tasks such as summarization, link prediction, information retrieval, and question answering. However, most existing KG embedding models neglect space and, therefore, do not perform well when applied to (geo)spatial data and tasks. Most models that do consider space primarily rely on some notions of distance. These models suffer from higher computational complexity during training while still losing information beyond the relative distance between entities. In this work, we propose a location‐aware KG embedding model called SE‐KGE. It directly encodes spatial information such as point coordinates or bounding boxes of geographic entities into the KG embedding space. The resulting model is capable of handling different types of spatial reasoning. We also construct a geographic knowledge graph as well as a set of geographic query–answer pairs called DBGeo to evaluate the performance of SE‐KGE in comparison to multiple baselines. Evaluation results show that SE‐KGE outperforms these baselines on the DBGeo data set for the geographic logic query answering task. This demonstrates the effectiveness of our spatially‐explicit model and the importance of considering the scale of different geographic entities. Finally, we introduce a novel downstream task called spatial semantic lifting which links an arbitrary location in the study area to entities in the KG via some relations. Evaluation on DBGeo shows that our model outperforms the baseline by a substantial margin.  相似文献

Much work has been done in the context of the hedonic price theory to estimate the impact of air quality on housing prices. Research has employed objective measures of air quality, but only slightly confirms the hedonic theory in the best of cases: the implicit price function relating housing prices to air pollution will, ceteris paribus, be negatively sloped. This paper compares the performance of a spatial Durbin model when using both objective and subjective measures of pollution. On the one hand, we design an Air Pollution Indicator based on measured pollution as the objective measure of pollution. On the other hand, the subjective measure of pollution employed to characterize neighborhoods is the percentage of residents who declare that the neighborhood has serious pollution problems, the percentage being referred to as residents’ perception of pollution. For comparison purposes, the empirical part of this research focuses on Madrid (Spain). The study employs a proprietary database containing information about the price and 27 characteristics of 11,796 owner-occupied single family homes. As far as the authors are aware, it is the largest database ever used to analyze the Madrid housing market. The results of the study clearly favor the use of subjective air quality measures.  相似文献

The space–time prism demarcates all locations in space–time that a mobile object or person can occupy during an episode of potential or unobserved movement. The prism is central to time geography as a measure of potential mobility and to mobile object databases as a measure of location possibilities given sampling error. This paper develops an analytical approach to assessing error propagation in space–time prisms and prism–prism intersections. We analyze the geometry of the prisms to derive a core set of geometric problems involving the intersection of circles and ellipses. Analytical error propagation techniques such as the Taylor linearization method based on the first-order partial derivatives are not available since explicit functions describing the intersections and their derivatives are unwieldy. However, since we have implicit functions describing prism geometry, we modify this approach using an implicit function theorem that provides the required first-order partials without the explicit expressions. We describe the general method as well as details for the two spatial dimensions case and provide example calculations.  相似文献

针对住宅价格在城市空间中的分布规律问题,该文以兰州市主城区2015年在售的187个商品住宅样本均价为基本数据,运用空间自相关法对兰州市住宅价格的空间异质性和集聚性进行分析,并利用趋势面分析和空间反距离权重插值法对住宅价格的空间分布格局进行研究。结果表明:兰州市住宅价格总体上呈显著的空间正自相关性,少数地区存在差异性;住宅价格发展不平衡,价格"东高西低";住宅价格由各区行政中心向四周逐级递减,呈多极核分布特征;价格等值线"东密西疏",住宅价格变化幅度空间差异较大。分析发现,区位条件、交通条件及居住环境是影响兰州市商品住宅价格的主要因素。  相似文献

The ionospheric range delay is highly variable both in space and in time. The ionospheric correlation distance is defined as the distance over which a measurement of the difference from monthly mean ionospheric range delay at one location can be used to determine the difference from mean conditions at a second location. The percentage improvement required is dependent upon the actual correlation coefficient, which must be relatively large to produce a significant improvement over differences from average conditions at two stations. Results of studies of the correlation distance show that, in order to obtain even a 28% improvement over monthly median conditions, the measurement location must be within approximately 3,000 km in longitude or 1,800 km in latitude from the location where the update from monthly mean conditions is required, at least in the mid-latitude region. Another study showed that, in order to be able to determine an improvement of 1 m in ionospheric range delay from average ionospheric conditions at a location remote from where the actual measurement of range delay is made, the measurement must be within approximately 500 km of that location. ? 2000 John Wiley & Sons, Inc.  相似文献

The Internet has been publicly portrayed as a new technological horizon yielding instantaneous interaction to a point where geography no longer matters. This research aims to dispel this impression by applying a dynamic form of trip modelling to investigate pings in a global computer network compiled by the Stanford Linear Accelerator Centre (SLAC) from 1998 to 2004. Internet flows have been predicted to have the same mathematical operators as trips to a supermarket, since they are both periodic and constrained by a distance metric. Both actual and virtual trips are part of a spectrum of origin–destination pairs in the time–space convergence of trip time-lines. Internet interaction is very near to the convergence of these time-lines (at a very small time scale in milliseconds, but with interactions over thousands of kilometres). There is a lag effect and this is formalised by the derivation of Gaussian and gravity inequalities between the time taken (Δt) and the partitioning of distance (Δx). This inequality seems to be robust for a regression of Δt to Δx in the SLAC data set for each year (1998 to 2004). There is a constant ‘forbidden zone’ in the interaction, underpinned by the fact that pings do not travel faster than the speed of light. Superimposed upon this zone is the network capacity where a linear regression of Δt to Δx is a proxy summarising global Internet connectivity for that year. The results suggest that there has been a substantial improvement in connectivity over the period with R 2 increasing steadily from 0.39 to 0.65 from less Gaussian spreading of the ping latencies. Further, the regression line shifts towards the inequality boundary from 1998 to 2004, where the increased slope shows a greater proportional rise in local connectivity over global connectivity. A conclusion is that national geography still does matter in spatial interaction modelling of the Internet.  相似文献

The accurate mapping of urban housing prices at a fine scale is essential to policymaking and urban studies, such as adjusting economic factors and determining reasonable levels of residential subsidies. Previous studies focus mainly on housing price analysis at a macro scale, without fine‐scale study due to a lack of available data and effective models. By integrating a convolutional neural network for united mining (UMCNN) and random forest (RF), this study proposes an effective deep‐learning‐based framework for fusing multi‐source geospatial data, including high spatial resolution (HSR) remotely sensed imagery and several types of social media data, and maps urban housing prices at a very fine scale. With the collected housing price data from China's biggest online real estate market, we produced the spatial distribution of housing prices at a spatial resolution of 5 m in Shenzhen, China. By comparing with eight other multi‐source data mining techniques, the UMCNN obtained the highest housing price simulation accuracy (Pearson R = 0.922, OA = 85.82%). The results also demonstrated a complex spatial heterogeneity inside Shenzhen's housing price distribution. In future studies, we will work continuously on housing price policymaking and residential issues by including additional sources of spatial data.  相似文献

Hedonic house price models typically impose a constant price structure on housing characteristics throughout an entire market area. However, there is increasing evidence that the marginal prices of many important attributes vary over space, especially within large markets. In this paper, we compare two approaches to examine spatial heterogeneity in housing attribute prices within the Tucson, Arizona housing market: the spatial expansion method and geographically weighted regression (GWR). Our results provide strong evidence that the marginal price of key housing characteristics varies over space. GWR outperforms the spatial expansion method in terms of explanatory power and predictive accuracy.

A vast majority of the recent literature on spatial hedonic analysis has been concerned with residential property values, with only very few examples of studies focused on commercial property prices. The dearth of studies can be attributed to some of the challenges faced in the analysis of commercial properties, in particular the scarcity of information compared to residential transactions. In order to address this issue, in this paper we propose the use of cokriging and housing prices as ancillary information to estimate commercial property prices. Cokriging takes into account the spatial autocorrelation structure of property prices, and the use of more abundant information on housing prices helps to improve the accuracy of property value estimates. A case study of Toledo in Spain, a city for which commercial activity stemming from tourism is one of the key elements of the economy in the city, demonstrates that substantial accuracy and precision gains can be obtained from the use of cokriging.  相似文献

This study discusses the theoretical foundation of the application of spatial hedonic approaches—the hedonic approach employing spatial econometrics or/and spatial statistics—to benefits evaluation. The study highlights the limitations of the spatial econometrics approach since it uses a spatial weight matrix that is not employed by the spatial statistics approach. Further, the study presents empirical analyses by applying the Spatial Autoregressive Error Model (SAEM), which is based on the spatial econometrics approach, and the Spatial Process Model (SPM), which is based on the spatial statistics approach. SPMs are conducted based on both isotropy and anisotropy and applied to different mesh sizes. The empirical analysis reveals that the estimated benefits are quite different, especially between isotropic and anisotropic SPM and between isotropic SPM and SAEM; the estimated benefits are similar for SAEM and anisotropic SPM. The study demonstrates that the mesh size does not affect the estimated amount of benefits. Finally, the study provides a confidence interval for the estimated benefits and raises an issue with regard to benefit evaluation.  相似文献

保障性住房的合理选址关系到被保障人群的生活质量和社会发展的稳定性,其决策因素的分析对保障性住房选址有着重要建设性意义。本文根据我国保障性住房空间选址特点,从就业保障、居住分异、公共服务配套设施完善度、经济发展等角度分析影响其选址的决策因素,然后,运用多因素综合评价法,结合层次分析和熵权系数法,建立保障性住房选址合理性评价模型,并利用GIS空间分析平台,以武汉市百步亭社区为例进行实证研究。研究结果表明,百步亭社区作为保障性住房社区选址具有较高的合理性;所选决策因素能够较好地评价选址的合理性,为今后的保障房选址决策提供参考。  相似文献

Spatial libraries are core components in many geographic information systems, spatial database systems, and spatial data science projects. These libraries provide the implementation of spatial type systems that include spatial data types and a large diversity of geometric operations. Their focus relies on handling crisp spatial objects, which are characterized by an exact location and a precisely defined extent, shape, and boundary in space. However, there is an increasing interest in analyzing spatial phenomena characterized by fuzzy spatial objects, which have inexact locations, vague boundaries, and/or blurred interiors. Unfortunately, available spatial libraries do not provide support for fuzzy spatial objects. In this article, we describe the R package named fsr, which is based on the Spatial Plateau Algebra and is publicly available at https://cran.r-project.org/package=fsr . Our tool provides methods for building fuzzy spatial objects as spatial plateau objects and conducting exploratory spatial data analysis by using fuzzy spatial operations.  相似文献

This paper reports on recent experience with the development of aspace, an Open Source (OS) library for the geographic visualization and analysis of activity-travel behaviour. The paper begins with an overview of recent progress with respect to the convergence of Open Source technology, spatial analysis, and travel behaviour research. The remainder of the paper focuses on aspace; a collection of functions that, when combined with data describing the geographical location of daily activities, can be used to visualize and describe spatial properties of individual and household activity spaces. These properties include: size, orientation, shape, and the geographical dispersion of activity locations contained within the activity space. Several planar geometries are used to transform measurable spatial properties into intuitive objects for visualizing spatial patterns of activity participation. Experiments are conducted, using data from the first wave of the 2003 Toronto Travel Activity Panel Survey, to demonstrate the potential application of aspace for basic and applied policy-based research into activity-travel behaviour. One of the simplest location models in terms of its constraint structure in location‐allocation modeling is the location set‐covering problem (LSCP). Although there have been a variety of geographic applications of the set‐covering problem (SCP), the use of the SCP as a facility location model is one of the most common. In the early applications of the LSCP, both potential facility sites as well as demand were represented by points discretely located in geographic space. The advent of geographic information systems (GIS), however, has made possible a greater range of object representations that can reduce representation error. The purpose of this article is to outline a methodology using GIS and K = 3 central place lattices to solve the LSCP when demand is continuously distributed over a bounded area and potential facility sites have not been defined a priori. Although, demand is assumed to exist over an area, it is shown how area coverage can be accomplished by the coverage of a point pattern. Potential facility site distributions based on spacings that are powers of one‐third the coverage distance are also shown to provide more efficient coverage than arbitrarily chosen spacings. Using GIS to make interactive adjustments to an incomplete coverage also provides an efficient alternative to smaller spacings between potential facility sites for reducing the number of facilities necessary for complete coverage.  相似文献

The location of new homes defines the urban–rural fringe and determines many facets of the urban–rural interaction set in motion by construction of new homes in previously rural areas. Home, neighborhood and school district characteristics play a crucial role in determining the spatial location of new residential construction, which in turn defines the boundary and spatial extent of the urban–rural fringe. We develop and apply a spatial hedonic variant of the Blinder (J Hum Resour 8:436–455, 1973) and Oaxaca (Int Econ Rev 9:693–709, 1973) price decomposition to newer versus older home sales in the Columbus, Ohio metropolitan area during the year 2000. The preferences of buyers of newer homes are compared to those who purchased the nearest neighboring older home located in the same census block group, during the same year. Use of the nearest older home purchased in the same location represents a methodology to control for various neighborhood, social–economic-demographic and school district characteristics that influence home prices. Since newer homes reflect current preferences for home characteristics while older homes reflect past preferences for these characteristics, we use the price differentials between newer and older home sales in the Blinder–Oaxaca decomposition to assess the relative significance of various house characteristics to home buyers.

Recent technological advances in geospatial data gathering have created massive data sets with better spatial and temporal resolution than ever before. These large spatiotemporal data sets have motivated a challenge for Geoinformatics: how to model changes and design good quality software. Many existing spatiotemporal data models represent how objects and fields evolve over time. However, to properly capture changes, it is also necessary to describe events. As a contribution to this research, this article presents an algebra for spatiotemporal data. Algebras give formal specifications at a high‐level abstraction, independently of programming languages. This helps to develop reliable and expressive applications. Our algebra specifies three data types as generic abstractions built on real‐world observations: time series, trajectory and coverage. Based on these abstractions, it defines object and event types. The proposed data types and functions can model and capture changes in a large range of applications, including location‐based services, environmental monitoring, public health, and natural disasters.  相似文献
