ABSTRACT

The relative location of commercial properties as the distance to the metro station as well as its absolute location as the address in the Central Business District (CBD) is expected to influence its valuation. We apply the advanced spatial econometric methodology, based on micro geo-located data, to the office rental transaction data from London in 2015. We use different spatial information on the local and global neighbourhood in order to estimate the spatial hedonic valuation model and test the strength of spatial spillovers and location effects on office fees. For offices in London in 2015, geographical factors may raise the price by 50%, as every next 100 m to the metro cost an additional 0.7 ? per ft2 per year and the CBD location raises the cost for ca. 20 ? per ft2 per year.  相似文献

Analysis of data collected between 1950 and 1995 in the state of Indiana indicates that the state experiences an average of nearly 19 tornadoes each year, which occur on approximately 8 or 9 days during an average year. Analysis of storm dimensions indicates that the annual probability of a point location in Indiana being impacted by a tornado is 1.4 × 10-4 per year. The largest number of the more intense tornadoes (F2 and higher) typically occur from March to June, during the afternoon and evening, although tornadoes have been observed in each month of the year and each hour of the day. Inter-annual variability of tornadic events in Indiana is large and may reflect both physical causes (e.g., the variability of cyclone passages or jet stream location) and recording bias (e.g., increased public awareness during the 1950s). Using the data set from Indiana, statistical analyses of the temporal and spatial variability of tornadoes are undertaken. Analyses of tornado reports by county indicate that, in addition to area and population, surface roughness is a significant determinant of event frequency. Analyses presented herein also indicate that in contrast to previous studies, (1) no statistically significant hebdomadal cycle of tornado reporting is evident in the data and (2) the diurnal cycle of tornado records is evident for all F-scale classes and is not confined largely to the weak tornado categories. Analyses of the physical dimensions and F-scale ratings of tornadoes in Indiana indicate that there has been a decline in reported tornado intensity, width, and length between 1950 and 1995. These changes are in accord with evidence of a decreasing number of reports of strong and violent tornadoes across the United States over this period and appears to be principally a result of reporting biases at the beginning of the record. This work examines the use of an annually updated metropolitan data system as a tool for evaluating benign racial location policies during the first year of the Section 8 Existing Rent Supplement program. Case-study evidence shows that the rent supplement program (with benign locational policies) is ineffective in reducing the isolation faced by minority groups, and that the information used to monitor compliance of the program with benign locational policies lags badly behind the true state of affairs. As a result, new areas of racial concentration have been encouraged and augmented.  相似文献

Vegetation on point bars must be adapted to changing hydrological and geomorphological conditions. Detailed population data are gathered for 106 1 m2 quadrats on two point bars on the Cedar River, Iowa, in the year following a major establishment event when a brief steady river stage coincided with the dispersal period for common riparian pioneer species (Salix interior, S. nigra, Populus deltoides) during a drought year. Significant differences were found in the location of seedlings and different forms of sprouts on a gradient of elevation. Most seedlings, mostly Salix interior, established in a very narrow range that produced a band along the edge of the river. While density in this band is in part related to sediment texture, it is clear that the densities found (e.g., > 500 m-2) must result from dispersal by water to the strand line. Dispersal is a life history trait that plays a key role in population dynamics. We used camera traps to estimate the distance male and female tigers (Panthera tigris) dispersed from Ranthambhore Tiger Reserve (RTR) in semi-arid habitats of western India from 2003 to 2010. We deployed camera traps whenever tiger tracks were found in places adjacent to protected areas where tigers had not been recently reported. We identified tigers by matching strip patterns by using their photographs with the database of camera-trapped tigers of RTR at the Wildlife Institute of India, Dehradun. We determined the aerial distance (straight line) between the last location of photo-capture in the natal area (in RTR) and the location of the most recent photo-capture. One female and three male tigers that dispersed from RTR were identified from photographs. The longest distance dispersed by a tiger was 148.4 km, and the average dispersed distance was 124.2 ± 23.7 km (n = 3) for male tigers and 78.4 km for the female tiger. The minimum age of the male tigers when they dispersed was 24 months. These data are important for making conservation and management decisions for restoration of potential connectivity between landscapes.  相似文献

The timing of the last deglaciation in southern Chile is re-evaluated from a calendar varve chronology (Lago Puyehue, 40° S). The climate shifts are analysed by continuous annual varve-thickness measurements through the ∼17,100 cal. year to 10,800 cal. year BP time window (∼3.5 m sediment core). The varve years are determined by the alternation of light (phytoplankton-rich) and dark (terrigenous and organic-rich) layers forming graded annual couplets (∼0.2 to 0.8 mm/year). The varve chronology is constructed by conventional varve-counting methods on thin sections after correction for instantaneous volcanic and/or seismic events detected in the thin sections. The calibrated varve-age model derived from the manual varve counting is constrained by high-resolution grey-scale (GS) semi-automatic counts of the annual light phytoplankton-rich layers (∼120 μm to 300 μm thick). Due to physical sediment properties the GS constitutes a proxy record for the phytoplankton/terrigenous varve-thickness variations through the sediment record. The varve couplets are thicker/thinner during humid/dry phases and darker/lighter (negative/positive annual grey-scale index) during cold/warm phases. Our results show that at 40° S the last deglaciation took place in two phases between ∼17,100 cal. year and ∼15,500 cal. year BP. We note a climate instability between ∼15,500 cal. year and 13,300 cal. year BP and a significant dry phase between ∼15,000 and 14,500 cal. year BP. We evidence a cold event in two phases between ∼13,300 and 12,200 cal. year BP interrupted by a dry event between ∼12,800 and 12,600 cal. year BP. The onset of a significant warmer period is observed after ∼11,500 cal. year BP. Our results provide new evidence of a Younger Dryas cool reversal in southern Chile, i.e., the Huelmo/Mascardi event Hajdas et al. (2003) associated with an abrupt dry pulse at ∼12,800–12,600 cal. year BP. The high-resolution grey-scale measurements performed on the biogenic varves from Lago Puyehue provide a reliable calibrated chronology of the regional environmental and climate shifts during the last deglaciation. In a competitive business environment, retailers brand themselves using unique location strategies. New retailers, especially, use their location strategy to construct a different brand concept from that of the first mover. Therefore, retail chains in the same industry show different location patterns. This article aims to investigate how a new retailer uses its location strategy to differentiate itself from the first mover by comparing the location patterns of two coffee chains. The location patterns of Starbucks Coffee (a “first mover” that employs a premium brand concept) and Ediya Coffee (a “new retail chain” that promotes an economical brand concept) are analyzed for the study. We use a Bayesian spatial model to explore the two retailers' location patterns in Seoul, Korea. Considerable differences are found in the spatial distribution patterns of the two coffee franchises. Starbucks has formed store groupings in prime areas such as the city center based on its cluster location strategy, reflecting its premium brand concept. Conversely, many Ediya Coffee shops have been located in less desirable areas such as fringe areas with low land prices, reflecting their economical brand concept and differentiating the company from Starbucks. These findings lead to a useful marketing implication for a retail startup formulating its location strategy for differentiation. Furthermore, this study's company-level analysis of retail location patterns provides a better understanding of complex retail geography.  相似文献

Agriculture is often not included in the baseline greenhouse gas (GHG) emission inventories created for local low carbon economy plans in Poland and other European countries. We therefore estimate the size of the carbon footprint from agricultural sources and indicate the share of agriculture in the total GHG emissions in selected Polish communes (LAU level 2). We propose a solution whereby local government units can estimate their carbon footprint independently and monitor the impact of actions taken to reduce emissions. The value of the carbon footprint from agriculture in the selected communes varies from .5 to 46.5 thousand Mg CO2eq/year, with a mean value of 12.6 thousand Mg CO2eq/year and a standard deviation of 11.4 thousand Mg CO2eq/year. Per capita, these values range from 10 kg CO2eq/year to 8.4 Mg CO2eq/year, with a mean of 1.1 Mg CO2eq/year and a standard deviation of 1.5 Mg CO2eq/year. In all communes, the contribution of agriculture to total emissions is at an average of 14% (values range from .2 to 57.4%). The obtained results confirm the appropriateness of including emissions from the agricultural sector and other related sources in low carbon economy plans.  相似文献

The purpose of this work is to evaluate under what conditions it is feasible and with what accuracy it is possible to locate the nucleation point of a large earthquake, given the availability of aftershocks located with high precision by the deployment of a local network. We experiment with several approaches and apply them lo the location of the epicentre of the 1980 November 23 Irpinia earthquake ( M w= 6.9).
First we use local P g phases selected to optimize the azimuthal coverage, obtaining a well-constrained location with a small statistical error, which typically underestimates the true hypocentre uncertainty.
We then exploit the relative location technique, obtaining stable, almost coincident solutions under three conditions: (1) using multiple independent master events to derive an average epicentre; (2) fitting simultaneously the larger data set for all available master events, using a forward approach; (3) conducting an a priori evaluation of the statistics of station and master events to separate model uncertainties and improve the statistical accuracy of the relative locations. Moreover, only by introducing station statistics can we achieve the desired accuracy of ≅ 1 km in constraining the rupture nucleation point of this large earthquake, and we show that the application of the relative location technique to uncleaned, unweighted data for a single master event provides only a crude epicentre with a confidence ellipse deceivingly smaller than the true hypocentre uncertainty.
The revised epicentre for the 1980 November 23 Irpinia earthquake (48.803 °N-15.302°E) validates the class of multidisciplinary reconstructions of the source process such as the model of Valensise et al. (1989), based on the hypocentre of Westaway & Jackson (1987), and is shifted by almost 13 km to the NW of the epicentre recently proposed by Westaway (1992).  相似文献

Many techniques have been proposed for visualizing uncertainty in geospatial data. Previous empirical research on the effectiveness of visualizations of geospatial uncertainty has focused primarily on user intuitions rather than objective measures of performance when reasoning under uncertainty. Framed in the context of Google’s blue dot, we examined the effectiveness of four alternative visualizations for representing positional uncertainty when reasoning about self-location data. Our task presents a mobile mapping scenario in which GPS satellite location readings produce location estimates with varying levels of uncertainty. Given a known location and two smartphone estimates of that known location, participants were asked to judge which smartphone produces the better location reading, taking uncertainty into account. We produced visualizations that vary by glyph type (uniform blue circle with border vs. Gaussian fade) and visibility of a centroid dot (visible vs. not visible) to produce the four visualization formats. Participants viewing the uniform blue circle are most likely to respond in accordance with the actual probability density of points sampled from bivariate normal distributions and additionally respond most rapidly. Participants reported a number of simple heuristics on which they based their judgments, and consistency with these heuristics was highly predictive of their judgments.  相似文献

现代人文地理学的研究越来越多地关注人的时空行为,而获取个体在出行活动中的时空位置数据是研究人类时空行为的前提。受数据获取技术的限制,之前对时空行为的研究主要集中在室外空间。随着室内定位技术的出现和应用,这类研究由室外空间扩展至室内空间。室内定位技术和方法较多,但从数据的角度来看,根据数据获取中使用定位方法的不同,可将室内定位数据分为几何位置数据、指纹位置数据和符号位置数据3类。目前,基于室内定位数据的研究可以归结为以下4个方面,即:人在室内的时空分布、人在室内的移动模式、人在室内的行为习惯及属性推断、人与室内环境的交互作用。然而,总体上目前的研究还处于探索阶段,理论和方法体系尚未成熟。本文认为后续的研究中需要关注以下问题:①数据获取方面。相对于蓝牙、射频识别、红外等定位技术,“智能手机+WiFi”模式的定位系统具有覆盖范围广、成本低廉、无需专门设备支持、易与用户交互等优势,是一种最具应用前景的室内定位技术;②研究内容方面。时空行为特征的研究是基础,个体属性推断及个体与环境的相互作用形式和机理研究将是重点,多时空尺度数据融合分析是一种趋势;③科学伦理方面。室内定位涉及微观尺度人类活动的记录,隐私保护问题需要高度关注。  相似文献

Metonymically used location names (toponyms) refer to other, related entities and thus possess a meaning different from their literal, geographic sense. Metonymic uses are to be treated differently to improve the performance of geographic information retrieval (GIR). Statistics on toponym senses show that 75.06% of all location names are used in their literal sense, 17.05% are used metonymically, and 7.89% have a mixed sense. This article presents a method for disambiguating location names in texts between literal and metonymic senses, based on shallow features.

The evaluation of this method is two‐fold. First, we use a memory‐based learner (TiMBL) to train a classifier and determine standard evaluation measures such as F‐score and accuracy. The classifier achieved an F‐score of 0.842 and an accuracy of 0.846 for identifying toponym senses in a subset of the CoNLL (Conference on Natural Language Learning) data.

Second, we perform retrieval experiments based on the GeoCLEF data (newspaper article corpus and queries) from 2005 and 2006. We compare searching location names in a database index containing both their literal and metonymic senses with searching in an index containing their literal senses only. Evaluation results indicate that removing metonymic senses from the index yields a higher mean average precision (MAP) for GIR. In total, we observed a significant gain in MAP: an increase from 0.0704 to 0.0715 MAP for the GeoCLEF 2005 data, and an increase from 0.1944 to 0.2100 MAP for the GeoCLEF 2006 data.  相似文献

了解崩塌活动史与区域气候变化之间的关系对于掌握区域山地灾害形成规律,预测未来发展趋势具有非常重要的作用。利用树木地貌法可以准确掌握山地灾害发生频率,并为定量分析气候变化对山地灾害发生发展趋势提供支撑。本文以川东华蓥山石林景区一大型崩塌为研究对象,通过杉木树木年轮、降水和气温数据对该崩塌活动时间进行分析。结果表明:该崩塌可能共有四个活动年份,2015年为大规模活动年份,2008年、2012年和2016年为小规模活动年份,崩塌活动的季节主要集中在早材期间(4月—9月)。基于滚石冲击树干产生的愈伤组织和标准木年轮对比表明:树木在受到滚石冲击后,都表现为生长抑制,且树木年轮宽度要滞后滚石活动1年。参考树木与干扰树木年轮宽度和月降雨量没有相关性,但干扰树木年轮与月平均气温(4月—9月)呈负相关关系。本研究结果可以为研究区内山地灾害活动史与气候变化关系提供支撑,尤其是为研究区域降雨诱发的崩塌活动规律提供借鉴。  相似文献

21 世纪以来,生产性服务业因在推动城市经济增长中具有愈发重要的作用,故其在城市内部的区位选择业已引起经济学、地理学领域的广泛关注;而作为一种中国特有的生产性服务业企业组织形式,建设监理企业的城市内部区位研究尚未展开。论文在分析建设监理企业生产链特点的基础上,结合生产性服务业相关区位理论,探究了建设监理企业城市内部区位选择的集聚取向及形成机制,并以西安市内建设监理企业区位选择的实例对理论分析观点进行验证。借助空间自相关分析方法在Geoda 软件平台上检验了2000 年至2011 年该市街区尺度上企业数量的聚散过程,解析其特定区位格局的形成是受制于何种预期的理论机制。研究表明:① 在城市内部特定空间上集聚是建设监理企业城市区位选择的基本特征;② 即时接触关键人员、获取地方化经济、追逐制度政策优惠等三方面的需要是引起建设监理企业区位集聚的主要作用力;③ 在西安的实例研究中由企业间协作或效仿的需要主导的区位集聚类型与由开发区规划导向带来的区位集聚类型形成了鲜明的对比。  相似文献

国内很多学者认为资源型城市区位偏远是资源型城市转型和可持续发展的主要障碍,但资源型城市是否真的区位偏远以及如何进行科学识别一直没有给予回答.本文以国务院分3批确定的78 个资源枯竭城市为对象,以资源枯竭城市所在省的省会城市和与资源枯竭城市联系紧密的北京、上海、广州3 个区域中心城市为参照对象,利用空间距离和时间距离相结合的计算方法,对资源枯竭城市的区位条件进行分类型和分地区的评价.研究发现:① 从总体样本看,资源枯竭城市的确存在区位偏远现象,基于空间距离测度的区位偏远度α1 = 1.36 (相对于省会城市) 和β1 = 1.14 (相对于区域中心城市),基于时间距离测度的区位偏远度α2 = 1.65 (相对于省会城市) 和β2 = 1.16 (相对于区域中心城市);② 从分类型看,不同省份和不同资源类型之间城市区位偏远度表现出明显差异,西部地区和森工型城市区位偏远度最大;③ 综合空间距离和时间距离的分析结果,资源枯竭城市区位很偏远的城市,即α > 1.5 ∩ β > 1.5,分别为18 个和23 个,分别占资源枯竭城市总数的23.1%和29.5%;区位不偏远的资源枯竭城市,即α ≤ 1.0 ∩ β ≤ 1.0,分别为30 个和35 个,分别占到资源枯竭城市总数的38.5%和44.9%.在此基础上,进一步提出不同区位条件的资源枯竭城市的发展方向和政策着力点.  相似文献

Historical winter sea ice concentration data are used to examine the relation between the Northern Annular Mode (NAM) and the sea ice concentration in the Nordic seas over the past 50 years. The well known basic response pattern of a seesaw between the Labrador Sea and the Greenland, Iceland and Barents seas is being reproduced. However, the response is not robust in the Greenland and Iceland seas. There the observed variability has a more complex relationship with surface temperatures and winds. We divide the sea ice response into three spectral bands: high (P< year), band (515 year) filtered NAM indices. This division is motivated by the expected slow response of the ocean circulation which might play a significant role in the Greenland and Iceland seas. The response to the NAM is also examined separately for the periods before and after 1976 to identify variations due to the relocation of the northern centre of the North Atlantic Oscillation.  相似文献
