北京城市办公集聚区外部环境的主观评价   总被引:2,自引:1,他引:1  
以写字楼为主要载体的办公活动正成为大城市经济发展的主要动力。关注城市办公人员对其工作场所及其环境的主观感受,不仅可以为城市办公空间及外部环境的规划设计提供参考,而且对城市建成环境运行质量的提升以及宜业城市建设的推动具有很大现实意义。本文以北京市10个具有代表性的办公集聚区为调查采样地,选取安全性、通达性、舒适度和便利度作为评价指标,通过问卷调查获取的一手数据来评价从业人员对其所在写字楼周边外部环境的主观感受。研究发现:①被调查者对北京城市办公空间外部环境整体上较为满意。其中,对安全性评价最高,轨道交通和办公配套服务网点建设滞后导致舒适度和便利度的满意程度较低,是当前急需改善的地方。②性别、年龄、学历、职位等个体因素对办公集聚区外部环境的评估结果具有一定影响,特别是女性和受教育程度、职位较高的从业人员对其办公场所的外部环境要求更高。③根据主观评价结果,城市办公集聚区可划分为成熟优越型、发展提升型、滞后型以及不协调型4类。北京市各类型办公集聚区的评估结果揭示了办公空间外部环境现状与从业人员实际需求的差异程度,并为分类进行环境提升改造提供了依据。  相似文献

北京轨道交通换乘站点对办公空间集聚的影响   总被引:1,自引:1,他引:0  
随着城市轨道交通建设的不断推进,其对城市空间布局与重构的影响越来越显著,剖析交通与城市经济活动及其功能区集聚之间的关系一直是地理学研究的重要内容。以北京城市商务办公空间为研究对象,重点分析2008 年前后商务办公空间格局和集聚程度随轨道交通变化情况,并进一步探讨不同发展阶段轨道交通换乘站点对商务办公空间集聚程度的影响机制。结果表明:① 办公集聚区等级随着轨道交通换乘站点等级的提升而提升。轨道交通换乘站点对办公区位选择有正向的引导作用,使得办公集聚区的规模和等级有不同程度的提升,集聚效应更为显著。② 北京轨道交通换乘站点周边所形成的办公集聚区在数量和规模上存在明显的区域差异。在500 m、800 m以及1500 m半径范围内,随着换乘站点辐射范围的扩大,其涵盖的高等级办公集聚区的数量也呈现增多现象。③ 轨道交通换乘站点的功能属性对办公集聚区的形成具有一定的空间引导作用。④ 历史惯性、距离衰减、外部效应和主导功能差异是影响轨道交通换乘站点周边、不同半径范围内办公集聚区数量和等级的主要作用因素。  相似文献

厦门城市空间出行便利性及小汽车依赖度分析   总被引:4,自引:0,他引:4  
提升步行与公共交通、抑制单人驾乘小汽车交通,是城市交通绿色低碳化发展的主导原则,了解掌握城市各区段的步行、公交、以及小汽车交通状况是相关决策的前提。以厦门市为例,基于城市路网、公共服务、公共交通等方面大量数据资料,借助ArcGIS软件工具,从绿色交通视角出发,对城市空间的步行可达性、公共交通便利通达性、小汽车潜在依赖度的测度评定方法以及空间分布格局进行了探索分析。结果表明:步行可达性、公共交通便利通达性、以及小汽车潜在依赖度存在着明显的空间区段差异;步行可达性较差的街区往往也是公共交通便利通达性较差的街区,从而亦成为小汽车潜在依赖度较高的街区;厦门本岛老城区一带情况相对最好,而岛外广大新开发区域则情况堪虞,由于公共服务体系以及公共交通体系建设的不足与滞后,岛外新区极有可能形成高度依赖于小汽车交通的劣质交通结构。  相似文献

以北京城市办公集聚区为调查范围,选取公司周边绿化、交通、商业配套设施状况以及公司所在地整体环境感受4项主观评价指标,采取问卷调查方式,对北京城市以写字楼为载体的工作场所满意度进行调查和分析。研究认为,北京城区办公活动空间满意度综合评价良好,其中对商业配套设施最为满意,对绿化状况最为不满。从被调查的6个行政区看,位于前3名的分别是朝阳区、丰台区和东城区,海淀区因交通、商业配套不满意导致其综合评价为合格;从满意度的空间分布来看,北高南低,并向北和东北方向延展,形成岛状和片状高值区,与北京办公集聚区空间分布特点一致。城市工作者需要更加舒适的工作环境,对于北京城市工作场所的满意度研究,将有助于对城市从人的满意度和幸福感出发进行规划和建设。北京城市今后应注重对办公空间的整体规划,并依据功能定位和作用进行重点建设,从地方文化入手建设有中国特色和北京特点的办公空间,以办公空间优化引导北京南北城区之间均衡发展。  相似文献

运用空间分析技术,以北京城区范围内的976个写字楼点位为基础,辨析城市办公活动空间集聚区的存在状态、分布特征和形成原因,为研究北京城市办公空间结构与城市空间结构提供方法借鉴。研究认为,北京城市内部存在明显的办公集聚区,并且空间偏向差异显著,一级集聚区多沿交通线分布且集聚方向与交通线方向一致,近3/4的办公活动集中分布在城市功能拓展区,只有1/4分布在首都功能核心区,形成与西方国家大城市的办公活动集中分布在市中心的不同特点。究其原因,第一,经济功能分化催生办公活动空间集聚区的产生;第二,行政区界限成为办公空间扩展的天然屏障;第三,城市功能定位引导办公集聚区分布。CBD、金融街、中关村和上地是北京城市内部具有代表性的办公集聚区。  相似文献

以北京市中心城区的6个行政区1037个写字楼实测点位数据和租金属性数据为基础,运用空间自相关和克里格插值等空间分析方法,与北京市基准地价的综合地价进行比较分析,研究北京办公活动的经济空间结构。研究结果表明,北京城区写字楼租金大体呈同心环状分布,与基准地价的综合地价在空间分布态势上基本吻合,并在一定程度上映射出北京城市经济空间结构特征,即总体上呈现同心环状向心集聚,并沿交通干道和对外放射状道路延伸。北京城区写字楼租金的空间分布"高高"模式在办公集聚区和交通主干道附近呈现明显的集中分布态势,说明北京目前办公活动的空间趋势仍然以向心集聚为主,区位与交通条件是影响写字楼租金的重要因素。写字楼租金的空间偏向差异显著,"高高"聚集区主要位于北城,而"低低"模式在南城集聚明显,城区内存在明显的空间差异性,揭示了北京城市内部经济格局失衡现象依旧显著。历史惯性、规划引导、事件推动以及办公活动自身对交通和区位条件的要求是导致北京城市办公活动经济空间结构现状特征形成与发展的主要原因。基于此,租金作为办公活动区位选择的主要因素以及衡量地价和经济发展程度的重要指标,间接影响着城市内部经济空间结构的形成与发展。  相似文献

基于关中—天水经济区58个县级城市公路、铁路站点、航空机场的加权平均旅行时间、经济联系强度和隶属度数据,运用GIS网络分析和探索性空间数据分析方法,从公路、铁路站点、航空机场不同交通方式的角度全面剖析1980-2014年关中—天水经济区县际经济联系网络空间格局与演化特征。研究发现:关中—天水经济区县级城市不同交通方式通达性提高幅度与其经济联系总量增幅呈现耦合性,但前者存在显著的空间自相关和集聚性,后者存在弱相关性和集聚性,城市综合质量与基于不同交通方式的城市经济联系总量呈显著正相关;基于不同交通方式的县际经济联系中龙头城市、孤岛城市、孤点城市并存,大多城市处于自我发展阶段,区域一体化进程缓慢;形成西咸—宝鸡—天水串珠状组团多核经济联系空间格局,组团之间经济联系微弱,沿交通干线形成横向弱经济联系轴线。  相似文献

当前通达性研究多单方面关注地面交通或地下轨道交通,缺少对地面、地下一体化立体交通通达性的研究。利用空间句法形态分析变量,分别表述地面和地下交通的通达性,并以地面公交站点通过的公交车数量作为权重因子,构建地下交通通达性向地面交通传递的纽带,最终建立城市立体交通空间通达性模型。研究表明,该模型可用于立体交通通达性的计算,定量描述结果更符合城市交通通达性现实状况,可作为城市科学布局与发展的依据。  相似文献

利用2017年北京市36个小区的居民问卷调查数据,并基于POI数据测量小区尺度上步行道、公园、交通站点、商业设施、学校5类公共空间与设施的可达性,采用结构方程模型考察社区公共空间对本地居民、外来移民邻里交往的不同影响作用和机理。研究发现,在城市转型与居住分异的背景下:典型公共空间(步行道、公园)在促进邻里交往的作用上不如交通站点、商业设施等准公共空间设施;相较于外来移民,本地居民的邻里交往水平更容易受到社区公共空间的影响。  相似文献

步行作为一种主要的交通方式和日常体力活动形式,其与公共交通使用和建成环境的关系是城市地理学和公共健康研究的热点。目前城市轨道交通对步行行为的影响研究相对不足,且在中国的实证研究中对于自选择问题的控制尚未引起足够重视。基于2014年西安市建成环境与居民出行行为微观调查数据,采用匹配对照的准实验研究设计,通过自选择效应的控制,本文探究并区分了城市轨道交通及建成环境对交通和休闲步行频率的影响。研究发现:① 出行态度和偏好等自选择因素对个人步行频率具有重要影响。② 控制了个人社会经济属性和自选择因素后,受访者对建成环境的感知极大地影响了步行频率。③ 客观建成环境变量对于步行频率的影响与发达国家的实证研究结果存在一定差异。无论交通步行还是休闲步行频率模型中,均未发现密度的显著影响。客观建成环境变量中周边购物及餐饮设施数量和常规公交站点数量对交通步行频率产生显著正效应,但对休闲步行并不产生显著影响。④ 地铁对交通步行频率具有显著的独立影响。本研究有助于进一步了解城市居民步行出行背后的影响因素,并为通过优化城市土地利用规划来引导城市居民绿色和健康出行的政策制定提供启示。  相似文献

Desertification is a global phenomenon that affects about two billion people. It occurs in arid zones where the annual precipitation is below 400 mm, partic- ularly in the marginal areas of the world's largest deserts. It is a result of water and wind erosion, over- grazing, global warm-ing, improper soil cultivation, and increased pressure ot population growth, and it causes degradation of soil and natural and agricultural vegetation. The direct result is less food for people and livestock, which influences pop- ulation and animal husbandry fluctuations. This review aims to distill and synthesize the existing information on the use of models to describe and predict the distribution and movement of metals in lacustrine sediments. As such it examines the causes of metal diagenesis, the origin and form of the equations that govern these phenomena, and the predictability or measurability of the parameters that appear in the models. The paper concludes by highlighting some seminal results from modelling studies, including the determination of the factors controlling the formation of surficial Mn-Fe-enriched zone or layers, the substantial contribution possible from metal reduction to organic matter regeneration, the calculation of mixing-corrected metal input histories to lakes, and the prediction of growth rates and morphologies for both deep-sea and lacustrine ferromanganese nodules.  相似文献
