This article explores the historical, economic, and social factors that shape the recent migration of middle-class Blacks to low-income, urban, Black neighborhoods. It focuses on the meanings associated with this pattern of Black gentrification and the extent to which this residential pattern is consistent with previous models of urban gentrification. Using three years of ethnographic data from a low-income neighborhood in Philadelphia that has experienced an increase in Black middle-class residents, I conclude that this pattern of neighborhood change is distinct from previous models of urban gentrification. In this article, I argue that Black gentrification represents a unique set of opportunities and constraints that produce a group of middleclass African Americans willing to invest their social, economic, and cultural capital into improving the quality of life for low-income Black neighborhoods and their residents.

The Downtown Eastside of Vancouver, British Columbia, remains one of the poorest neighborhoods in Canada, yet is also a site of rapid gentrification. Both new and revitalized restaurants have created new spaces of consumption, transforming the neighborhood into a dining destination. Site visits and an analysis of the discourses used in newspaper articles and magazine features, as well as on blogs and in other online spaces, indicate that the presence of poor and marginalized residents of the Downtown Eastside is one of the reasons for some consumers’ decisions to visit new upscale establishments in the area. Analysis of advertisements and other primary documents indicates that the presence of poor and marginalized residents has become a competitive niche for the promotion of distinctive and authentic culinary adventures. This trend toward poverty tourism signals a shift from the simple displacement of low-income residents to a more complex form of gentrification in which residents face spatial management and control while their poverty is commodified.

As municipalities have enforced laws meant to enhance "quality of life" in gentrifying neighborhoods, controversies have erupted over the legitimacy of such laws. This study investigates one such controversy in New York City. It focuses on how the denial by the courts of social dancing as constitutionally protected mode of expression has led to the judicial endorsement of the municipality's cabaret law regulating the spaces for social dancing, despite the questionable legitimacy of this regulation. The study also draws out two implications for urban activism associated with movements making claims for "the right to the city": first, that we should take seriously activities such as social dancing and the spaces that enable them, which are invaluable to urban life but are not constitutionally protected; and second, that we may use the notion of "urban rights" as a principle to protect these activities and spaces from gentrification and questionable governmental regulations.

Gentrification, a process of transforming working-class areas into middle-class use, is a pervasive process in many cities around the world. Although researchers recognize the dangers of displacement in this process, the magnitude of dislocation is highly contested. Literature on gentrification offers little guidance with regard to understanding the timing of displacement in a gentrifying neighborhood. Moreover, evictions have been neglected as a form of gentrification-led displacement, which may have led to underestimating displacement effects. This study sheds light on the geography of displacement through an analysis of 59,415 eviction applications in the City of Toronto from 1999 to 2001, which are compared with the timing of gentrification at the census tract level (n = 502). The study finds that evictions are positively associated with (1) neighborhoods in early stages of gentrification, and (2) “pre-gentrified neighborhoods” that are beginning to be marked by changes in social composition, that is, an increasing number of artists and people with higher education, but no significant increase yet in aggregate income or the number of owner-occupied dwellings. By illuminating the timing and magnitude of displacement in gentrifying neighborhoods, this study fosters a better understanding of gentrification outcomes that may inform policies to ameliorate its negative impacts.

This paper introduces a new way of thinking about gentrification, by showing how two discourses of gentrification, the "revanchist city" (an American construct) and the "emancipatory city" (a Canadian construct) are produced and articulated in their national contexts. I demonstrate that such an approach allows to us to rethink the critique of "continentalism" vis-à-vis the "North American City" first posited by Goldberg and Mercer (1986). Following an explanation of why a consideration of discursive formations is important for the construction of a "geography of gentrification," the paper discusses the debate over continentalism before analysing the two gentrification discourses to illustrate the poetics and politics of representation which underpin them. The central argument is that our understandings of both gentrification and continentalism could be furthered by a new direction for gentrification research which is sensitive to context and takes onboard these academic discourses, examines the interplay which exists between them, and finds evidence to accept or reject the discourses in gentrifying neighborhoods throughout Canada and America.

New‐build development has become associated with the phase of gentrification that has taken shape since the mid‐1990s. This article examines the gentrification of Deep Deuce, a historically black neighborhood in Oklahoma City. An analysis of property sales identifies the major external agents involved and leads to a discussion of the area's racial turnover. Considering the relational aspects of place, specifically how the identity of Deep Deuce has been constructed in relation to the nearby area of Bricktown, provides new insights on the nature of changes affecting this neighborhood. Supplementing this with an examination of resistance to the gentrification of Deep Deuce shows how city neighborhoods can come to be defined by limited understandings of place, and how historic preservation efforts can generate symbolic capital and facilitate cultural appropriation. This article also contributes to the study of gentrification in smaller metropolitan areas.

Taking feminist research as a starting point into the ways in which gentrification shapes gender relations in the city, this article addresses the phenomenon of new-build gentrification in terms of the re-contouring of gendered boundaries of public and private urban life. I examine how a widespread process of condominium development in Toronto is informed by neoliberal policy imperatives such as growth and competition. I also explore the ways in which the neoliberal, political-economic rationality underlying condominium development translates into changes in the ways that a particular group of city dwellers, women condominium owners, conceptualize their relationships to their homes, neighborhoods, and the city at large. This study suggests that condominium living produces a shift in the way that public and private spaces are understood and experienced, and that this shift has contradictory implications for the reshaping of urban gender relations.

In the late twentieth century, Hong Kong experienced a transformation from an industrial to a specialized services and high-tech economy. Accompanying this shift, extensive local redevelopment has fundamentally altered the physical and social characteristics of the city. This analysis explores the physical and social transformation of Hong Kong from 1986 to 2006, examining the diversity of gentrification processes. The specific questions focus on: (1) How extensive are gentrification processes operating within Hong Kong? and (2) What is the role of new-builds in facilitating displacement? Principal component analysis and K-means clustering are used to identify areas within Hong Kong that are experiencing physical and social upgrading. From the quantitative analysis, three neighborhoods—Kennedy Town, Tiu Keng Leng, and Yuen Long—are selected for a qualitative study into the complexity and the diversity of capital reinvestment, social conflict, and displacement.

The emerging literature on retail gentrification has not paid much attention to the link between recent reconfigurations of retail capital (concentration, internationalization, and financialization) and the contemporary wave of “generalized gentrification”. In this paper, I argue that analyzing the strategies of stakeholders involved in sectors other than housing (in this case, the retail sector) should allow us to identify different forms of gentrification intensification. I investigate the case of the Marais – that is, one of the first Parisian neighborhoods having undergone gentrification – by mapping the frontier of retail gentrification over the long term (1965–2011) and at the scale of an entire neighborhood (more than 130 ha comprising over 2,000 commercial units). The key drivers of the process (commercial real estate, new brand development strategies, changing commercial environment, the role of public policies) and its social stakes (displacement/replacement of former stores) are then discussed.

Recent scholarship on gentrification suggests the need to pay attention the role of the state in fostering new geographies of gentrification. This paper highlights the different agents and enablers of gentrification and the increasing importance of place-based community activism in inner city neighborhoods that is a response to a retrenching state. These agents include new types of gentrifiers: family-oriented, middle-class groups who have different interests and motivations from "traditional" (childless) gentrifiers. The neoliberalization of social service provision has enabled private groups, such as middle-class gentrifiers, to transform critical social institutions in gentrifying neighborhoods. One such institution is a charter school, which enables private management of public dollars to provide public education. Through interviews and archival analysis, these new dynamics in the gentrification process are explored by examining the importance of place-based community that is produced and consumed by gentrifiers in an intown neighborhood in Atlanta, Georgia.

Newspaper reporters are important actors in promoting gentrification. This study of St. Louis examines their use of a prominent representation of neighborhood in this process: dying neighborhoods in need of middle‐class technical salvationists. We examine its use to help drive two processes to promoting gentrification: legitimating restructuring at actual or anticipated sites and isolating “revitalization‐contaminating” communities. We discover this neighborhood representation is applied primarily to legitimate restructuring at specific sites. Revitalization‐threatening neighborhoods, represented differently, indicates this representation is task specific in this city's “gentrification project.”

In the second half of the 20th century, considerable resources and efforts have been devoted to revitalizing American central cities. In these redevelopment processes, however, the common byproduct of physical upgrading is social upgrading, the displacement of many of the original residents, who are often low-income and minority, from their traditional neighborhoods. This article explores the various processes of physical and social upgrading—including locally driven urban renewal, private sector "blockbusting," and gentrification—occurring in late 20th century Houston, Texas. This research also examines the neighborhood characteristics and demographic patterns that influence the occurrence of specific upgrading processes. One location of particular interest in the study is Houston's historic African American community of Freedmen's Town, which has experienced decades of conflict over land and space. Most recently, Freedmen's Town has been at the focus of Houston's urban revival, where physical upgrading has been accompanied by the displacement of the community's traditional population and the destruction of this historic neighborhood.

The purpose of this paper is to identify of the gentrification frontier. The gentrification frontier represents a divide between gentrified and ungentrified areas of the city. Based on a case study of Portland, Maine, field research is combined with an analysis of census-derived variables to delineate the gentrification frontier in three time periods 1980-1990, 1990-2000, and 1980-2000. This paper suggests that the existence of an amenity, a revitalized urban waterfront can act as a catalyst for gentrification of the adjacent urban space, thereby creating a gentrification frontier associated with reinvestment in the waterfront. The results of the analysis show that because of low levels of gentrification before 1990 it is only possible to identify the gentrification frontier in the period from 1990-2000. As expected, the gentrification frontier is fragmented and discontinuous. It is located adjacent to an almost continuous area of gentrification that extends along Portland's waterfront.

This article explores the possibilities for a political ecology of gentrification. Gentrification research, while firmly rooted in materialist social science, has not yet broadened its interests to consider ecological aspects of, or the role in gentrification of, discourses, social movements, and state policies of the environment. Understanding the political ecologies of gentrification involves recognizing the ways in which material relations and uneven resource consumption, concepts of nature, and the politics of urban environmental management affect gentrification processes. By synthesizing diverse literatures in urban studies, political ecology, urban environmental governance, consumption studies, and gentrification, this study argues that Vancouver, British Columbia represents a well-developed urban crucible for the new political ecologies of gentrification in North America. New developments in Vancouver increasingly contribute to gentrification using languages of sustainability and green consumption in a process of ecological gentrification.
