The gentrification process is the movement of middle- and upper-class people into central-city working-class residential neighborhoods. Two important questions about the gentrification process are the origin of the new residents and their reasons for moving into these central-city neighborhoods. The study traces residents through two previous moves. It was found that the last move was generally intracity, but the preceding move was intercity. The cost of housing played a major role in the decision to move to the central city.  相似文献

In three recent papers, Bourne has suggested that the rate of gentrification in Canadian cities will decline, for both demand and supply reasons, notwithstanding economic recovery in the mid- 1990s. This prognosis for Canadian cities is so much at odds with the activity currently being generated in the upper-income housing markets at the center of the five largest Australian cities that it invites further investigation. Evidence is presented of recovery in the inner-suburban terrace housing submarket, and what began as countercyclical investment in the Australian equivalent of the loft-conversion and condominium submarkets. This latest phase of residential revitalization in the inner city heralds a trend to higher-value, high-rise living at the center of Australian cities. By the early 1990s enough Australians had become conditioned to inner-area living to provide optimism about the underlying demand, while the projected yields brought condominium development into the realm of financial feasibility. But concerted government action also was necessary to prime the core-area market for residential project development at the time (1991–1993). This raises a series of interesting questions about the advisability of state governments pursuing a property-led development strategy in recovery when the Anglo-American experience suggests that it might be short-lived at best. Lastly, some consideration is given to the implications for gentrification research and theory of possible divergence through the 1990s in the experience of North American and Australian cities.  相似文献

The rent gap theory has been a prominent explanation of gentrification for nearly two decades. It has been subject to much critique, but few empirical analyses. This research, based in Minneapolis, attempts an empirical evaluation of the hypothesis using land price data in nine redeveloped parcels over a span of 130 years. While the rent gap appears to exist in most parcels, a simple one-to-one correspondence between the gap and gentrification cannot be made because of the nature of the theory and the limitations of the data. There is evidence, however, that rent gaps may form not just in declining areas, but in stable poorer areas when there is substantial capital investment on the urban fringe. This finding lends support to the theory's emphasis on the role of uneven development in the creation and eventual closure of the rent gap.  相似文献

This study examines one gentrifying neighborhood, Ohio City, in Cleveland, Ohio. It utilizes block group-level data and discriminant analysis to identify key variables associated with the gentrification process. Two discriminant functions resulted from the analysis. One function is highly associated with the percentage of college-educated residents and the other associated with a high proportion of white population, aged 25 to 40, with high median incomes. The discriminant power accounted for by the two discriminant functions is 89%. The results of this study argue for increased use of block group data to examine gentrification, since these data allow more accurate analysis of gentrification borders, neighborhood change, and gentrification modeling.  相似文献

This article seeks to demonstrate that the creation of the rent-gap is not the only important variable which structures patterns of neighborhood gentrification in North American cities. A case study of Indianapolis, Indiana, between 1980 and 1986 illustrates the influence of the local state as an alternative variable. Its influence, directed toward the aim of transforming the downtown area for more affluent users, was twofold. First, government regulated upgrading, via the construction of rules and ordinances, to ensure the process's inevitable success. Then, to direct its spatial unfolding, subsidies were targeted to stimulate the production of gentrified dwellings. Thus, government provided investors the power to fulfill their redevelopment objectives and subsidized their operations. The end product of "politicizing" the marketplace was to shape its dynamics, and, ultimately, its market outcomes.  相似文献
