GIS改进市场比较法估价的研究与实践

摘    要:市场比较法是房产估价的常用方法之一,传统的市场比较法估价模型存在大量人为主观因素的影响.本文利用GIS技术,对传统估价模型进行了改进,并依据估价模型建立了估价系统,通过系统应用,结果表明系统可对市场比较法各流程进行控制,减少了人为主观因素的影响,从而使房地产估价更加科学化,估价结果更加可信.
