摘    要:以焦作市2015—2018年新建住宅价格数据和修正后的2017年焦作市新建住宅样本数据为研究对象,基于GIS的统计分析对样本点进行正态性分布和空间自相关检验;采用克里金插值得出新建住宅价格空间格局图,利用反距离加权插值得出价格等值线分布图。实验结果表明:焦作市新建住宅价格整体表现呈多中心发展趋势;结合城市发展现状,发现价格高值区从老城区向市区南部转移;同时价格等值线变化差异性较大,中心向外围递减速度不一,区域住宅价格波动较大。经过分析发现,地价成本、城市功能结构、交通条件及居住环境是影响住宅价格的主要驱动力。

Abstract:We Obtained the new residential price data of Jiaozuo City from^2015 to 2018,and collected the revised sample data of new residential buildings in Jiaozuo City in 2017 as the research object.Based on GIS geostatistical analysis,the normal distribution and spatial autocorrelation test were carried out on the sample points.The Kriging interpolation is used to produce the price map of the new residential price,and the price contour map is obtained by using the inverse distance weighted interpolation.The experimental results show that the overall performance of new residential prices in Jiaozuo City is multi-centered development trend.In combination with the status of urban development,it is found that the high price area is transferred from the old city to the south of the city.At the same time,the price contour changes are different,and the center is different.The rate of decline is various,and regional housing prices fluctuate significantly.After analysis,it is found that land cost,urban functional structure,traffic conditions,and living environment are the main driving forces affecting residential prices.
