摘    要:由于社会经济发展和城市建设深化,房地产开发和城市建设的影响因子日益多元化,使得以地段为标志的区位因素在房地产开发和城市发展建设中的地位正趋于弱化,"唯地段论"日益面临挑战。在批评"唯地段论"的基础上,提出了"后地段时代"概念,分析了"后地段时代"房地产区位弱化的成因,探讨了"后地段时代"我国房地产开发受到的影响及调整思路。

Abstract:Since the near future,it is increasingly scarce of the land resources and land use degree of functionalization.The function of the government enhances on land supply and planning management more scientifically.The public facility in the city is more equalization,location factor in real estate development and urban development position is weakening.The city enters the period of post-location.At the same time,the real estate development factors are diversification,and the location is good but the examples of project failures have occurred.This paper criticizes "lots location theory",puts forward "post-location period"concept,analyzes the inherent reason of "post-location period" formation,researches the effects of "post-location period"on the real estate development and urban construction.
