郑州市主城区住宅价格空间分布格局及其影响因素研究

摘    要:本文以郑州市主城区为例,以房地产租售网络平台和百度地图获取的住宅价格和位置数据为基础,运用克里金插值分析、核密度分析、空间自相关分析、缓冲区分析等GIS空间分析方法,研究其住宅价格空间分布格局及影响因素,为房价调控和基础设施建设布局提供依据。结果表明:(1)郑州市主城区住宅价格空间分布有显著的分片区特点,区域差异较大,呈现东北高、西南低的分布特征;(2)主城区东北部房价总体偏高,区域差异较大,西南部房价整体偏低,分布较为均匀,住宅价格之间表现出较强的空间自相关性;(3)住宅价格空间分布格局受到人口分布与经济发展,主要道路及河流水系分布,超市商城、教育设施、医疗设施配套及城市规划等多重因素的综合影响。

Abstract:Taking the main urban area of Zhengzhou City as an example,based on the housing price and location data obtained from the real estate rental and sale network platform and Baidu map,GIS spatial analysis methods such as Kriging interpolation analysis,kernel density analysis,spatial autocorrelation analysis and buffer analysis were used to study the spatial distribution pattern of housing price and its influencing factors,which could provide the basis for housing price control and infrastructure construction layout.The results show that:①The spatial distribution of housing prices in the main urban areas of Zhengzhou City had significant regional characteristics,with large regional differences,showed the distribution characteristics of high in the northeast and low in the southwest;②The housing price in the northeast of the main urban area were high and with great regional differences,while the housing price in the southwest were low and evenly distributed.There was a strong spatial autocorrelation between the housing price;③The spatial distribution pattern of housing price was affected by many factors,such as population distribution and economic development,distribution of main roads and river systems,supermarket and shopping mall,educational facilities,medical facilities and urban planning.
